Building a pool in Delray Beach: what to know
City of Delray Beach permits
Homes inside city limits are permitted through the City of Delray Beach Building Division, while many west Delray communities are in unincorporated Palm Beach County and are permitted by the county. We confirm the right jurisdiction for your address and prepare the engineering and permit package.
Historic districts
Delray Beach has locally designated historic districts. If your home is in one, exterior work visible from the street may need a Certificate of Appropriateness through the city’s historic preservation review before a building permit is issued. We check this at the start so the design fits the district and the schedule accounts for the review.
Smaller in-town lots
Many east Delray lots are compact, so setbacks, equipment placement, and access for construction equipment shape the design. Plunge pools, spools, and narrow lap pools are often the best fit, and we plan access and staging before we break ground.
Pool safety requirements
Florida’s Residential Swimming Pool Safety Act (Chapter 515, Florida Statutes) requires every new residential pool to have at least one approved safety feature, such as a compliant barrier, an approved safety cover, or exit alarms on doors and windows that open to the pool. We plan the safety features with your layout and have them inspected before final.

Frequently asked questions
Do you build pools in Delray Beach historic districts?
Yes. If your home is in a designated historic district, we plan for the city’s historic preservation review and design the pool, barrier, and equipment location to suit the property.
Can you fit a pool on a small Delray Beach lot?
Often, yes. Plunge pools, spools, and narrow lap pools work well on compact lots. We review setbacks and access during the site visit and show you what fits.
Who issues the permit for my pool?
The City of Delray Beach permits homes inside city limits. Palm Beach County permits homes in unincorporated areas west of the city. We confirm which applies and handle the application.
Do you also build in Boca Raton and Boynton Beach?
Yes. Some of our most recent projects are in Boca Raton and Boynton Beach, both a short drive from Delray.
